What This Is

This resource is a prompt-driven research workflow that helps you prepare for a listing appointment with professional, fact-based insights. Using deep research tools like Perplexity, Grok, or ChatGPT’s deep research mode, the prompt generates a property and seller dossier in clean Markdown format.

The dossier includes:

  • Full chronology of the property (year built, builder, ownership history, zoning, architectural notes, renovations).
  • Market context (comparable sales, neighborhood trends, pricing patterns).
  • Seller dossier (career, community involvement, past real estate activity).
  • A summary with key opportunities and considerations for your appointment.

Once the dossier is created, you’ll take the output into NotebookLM (Google’s free AI notebook). There, you can paste the text and generate an audio overview — a spoken debrief you can listen to on the way to your appointment, keeping you sharp and confident.

2. Run the Research

  • Paste the prompt into a deep research tool (Perplexity, Grok, or ChatGPT deep research).
  • Wait for the dossier output in Markdown format.

3. Copy the Output

  • Copy the entirety of the deep research output — it’ll be an entire synopsis.

4. Open NotebookLM

5. Add the Research as a Source

  • Click Add Source → choose Copied Text.
  • Paste the dossier and click Submit.

6. Generate the Audio Overview

  • In the right-hand panel, select Audio Overview.
  • Either play the default version or click the ⋮ (three-dot menu) to add a custom instruction.

  • Tap the “…” action menu in the top corner of the Audio Overview box/button and paste the prompt below.
